Residential housing deals reaching a record high within 5 months

In January of 2013, the turnover of the new residential housing and second-hand residential housing has reached a new high over the past five months. According to the latest "urban residential housing dealing information" released by Ningbo Municipal Housing Trade Center, in January, the amount of commodity housing sales in the urban areas of Ningbo increased by 475% over the same period last year, while the amount of the second-hand residential housing sales increased by 579%.

In January last year, the commodity housing sales confronted the "deep winter", with almost no purchasers turning up in the housing sales offices. By contrast, this year, some purchasers waited to sign the contracts even after 9 pm. In January last year, some small real estate agencies closed up because of the gloomy market, while at the same time this year, in the main Hall of Ningbo Municipal Housing Trade Center, many purchasers were queuing to get the transfer procedure done.

Statistics from the Housing Trade Center show that in January this year, the deal of 2209 commodity houses was completed, up by 45 houses over December of 2012, reaching a new high since last September. Compared with the 384 houses transacted in January last year, the growth rate reached a high 475%.

 

Within the 10 years since 2004 when the statistics were made for the first time, the amount of the houses transacted in January this year ranks No. 3 among all the Januaries, only next to 3158 sets in January 2011 and 2300 sets in January 2005.

According to the statistics, 2057 second-hand houses were dealt in the urban areas of Ningbo, up by over 26% over the previous month. Compared with the 303 houses in January 2012, the growth rate is almost 580%.

The upsurge of the deal since last summer, the more available house loans and more favorable interest rates and the comparatively steady housing prices are considered to be some of the major factors for the booming of the housing market in the first month this year.

However, according to some insiders of the housing industry, the amount of sales and housing prices will not be quite optimistic this year.

On the one hand, there is still a high market inventory. Statistics from the trade center show that by the end of last month, the inventory of the commodity housing reached 24792 houses, and with a reduction of 821 houses compared with the end of last year, it is still the third-high since last January. If calculated according to the sales rate of 1700 houses per month, the developers will have to spend 15 months to deal with the inventory.

On the other hand, with the policies concerning "purchase limit" and "loan limit" becoming still tighter, the experts believe that the demand for buyer-occupied houses will not continue, which will affect the market and give developers more sales pressure. "The housing market will continue to decline in 2013, and the current return is only temporary." according to Design Real Estate Agency.

Meanwhile, with the picking up of the housing market in Ningbo (with most purchasers being first-time buyers or buyers aiming at improving living conditions), a lot of small and medium-sized houses have been consumed. Some local housing experts are therefore concerned with the prices of the small and medium-sized houses.
