Housing price goes up

According to the statistics on the housing prices of 70 major cities in April released by the State Bureau of Statistics, the price of the new commercial housing in Ningbo falls by 6.6% over the same period of last year, a decline narrowed by 0.3 percentage point, while increases by 0.2% over the previous month. This is the first time for the new housing price to rise month-on-month since April of 2014, when the price began to decline compared with the previous month. 
Statistics show that in April 18 among the 70 major cities witnessed price rise of the new commercial housing compared with in March, 48 saw price decline and that of four cities remained the same. In April last year, the price declined in 69 of the cities and rose only in one city. However, despite the decreasing price in most cities, the total decline range has been narrowed down. 15 cities witnessed narrowing decline in April instead of only three in the previous month. 


With the preferential policies for the real estate sector released at the end of March in Ningbo, the citizens intended to improve their living conditions began to considering buying new houses, promoting the increase of turnover. Statistics from www.tmsf.com, in April, the turnover of the residence housing in the six districts of Ningbo stood at 3714 sets, for the first time to exceed 3000 sets monthly, up by over 40% over the previous month. An analysis of the sales in the last week of April (April 20 to 26) shows that the most popular house area is between 120 square meters to 140 square meters, accounting for 32% of the total. The increasing proportion of the houses for improving living conditions has promoted the price rise.
Compared with April of last year, although the new housing price still declined in this April, the range has narrowed down. According to statistics, since last August, the decline range of the new housing price has continued to enlarge, while in last month, the decline range narrowed down by 0.3 percentage point. 
In terms of the different types of housing, the price of the new residence housing with a construction of 90 square meters and below went up by 0.4% over the previous month and down by 7.4% over the same period of last year; that of the 90-144 square meters up by 0.2% over the previous month and down by 5.8% year-on-year; and that of the 144 square meters and above saw no difference with the previous month and down by 7% over the same period of last year. 
As for the second-hand housing, with the preferential tax policies, most of the second-hand houses can be bought without bothering with business taxes, greatly reducing the buyers' financial pressure. Statistics show that in April the price of the second-hand housing remained stable compared with the previous month, down by 6.7% over the same period of last year
