New house price rises by 0.33%

According to the sample survey of the new houses released by China real estate index system, the house price in 100 cities in April stood at 11,467 yuan per square meter, up by 1.45% over the previous month, a reduction of 0.45 percentage point compared with the growth in March. The average price of the new houses in Ningbo stood at 12,163 yuan per square meter, up by 0.33% over the previous month.

Among all the cities, 71 cities see price rise in April, 25 see price decrease and four, stable price. Compared with in March, 11 more cities had price rise in April, with 30 cities having a price rise of over 1%, compared with 26 in March. The cities with price decrease reduced by 13, with three cities having a price decrease of over 1%. In an overall view, the growth rate of the house price in the 100 cities in April reduced compared with in March and the number of such cities with house price increase went up. According to an insider of the real estate industry, the house price in Ningbo maintained a steady growth. In March, the average price of the new houses stood at 12,123 yuan, up by 0.92% over February, while that of April increased by 0.33%. Despite the existing stock pressure, the possibility of price drop continued to decrease.

Analysis shows that the housing policies in some cities will be tightened up to curb the speculative phenomenon of the real estate industry. The cities with high housing stock will continue to encourage demand release. In terms of price, the real estate industry of the cities around the first-tier cities and some of the major second-tier cities will continue to witness price rise. However with the effects of the tightened price policies, the growth will gradually slow down.
