Housing turnover hit a new high

Ningbo property market ended the year of 2014 with the 210 sets and 148 sets houses for the last two days. For the whole year, the housing turnover of the city breaks the 30,000 sets mark, an increase of 7000 set over the previous year, hitting a new high over the past five years. While according to the December "Price Index for 100 Cities" released on December 31, 2014 by China Index Research Institute, the average price of the new houses stands at 12,416 yuan per square meter, down by 0.83% over the previous month.
The preliminary statistics show that in 2014, the turnover of commercial housing in the six districts of Ningbo reached 30230 sets, while that for the last three months only stood at 12,000 sets, playing a decisive role in the realization of the new high for annual turnover. In December, over 3660 new houses were sold, with a slight decrease over the 4000 sets of the last two months. 


In terms of the price index, in December, the average price for the new houses of 100 major cities in China is 10,542 yuan per square meter, down by 0.44% over the previous month, a decrease for the eighth consecutive month, with the total decrease of 0.06 percentage point. Among all the cities, 70 cities witness a month-on-month price decrease, while the other 30 see a month-on-month increase. Compared with November, seven more cities in December realized a price increase, with three of the cities having an increase rate of over 1%, compared with two in November. Six more cities witnessed a price decrease, with 27 cities having a decrease rate of over 1%, down by 10 cities over November. 
The property insiders point out that currently the central government mainly focuses on the "steadiness" of the market. The issue of the "Real Estate Registration Regulation" aims to improve construction of the long-term mechanism for the real estate development, with a limited short-term impact. From the perspective of demand, with the market-oriented regulation and support of monetary policies, the purchasing demand is increasing steadily, while from the perspective of supply, the market stock is still at a high level with the supplying peak at the end of the year. In terms of the enterprise strategies, due to the pressure of the annual sales goal and the return of fund, some housing enterprises adopted the policy of increasing sales by lower prices in December.
