Turnover and price fell for second-hand housing

Statistics from Ningbo Committee of Housing and Rural-urban Development shows that in September, the transaction areas of new commercial housing and second-hand housing in the downtown area are 110,000 square meters and 60,000 square meters respectively. The total area remains almost the same as that of August, and this is the smallest figure since 2008.

As September is the traditional selling season for houses, the newly released housing estates prevailed over the 6 districts of Ningbo. There are 16 new housing estates available in the web, of which 11 estates are for residence. Most estates provide a number of small and medium-sized houses to satisfy the basic need of potential house buyers.

Greatly affected by the wait-and-see sentiments, the market didn't see a big turnover even with the existence of those new housing estates. According to the statistics from the real-time record system of commercial housing, by the end of September, the residence housing had reached 21127 sets, up by 2391 sets compared with the last month. The total area of the housing reached 3 million square meters, increasing by 370,000 square meters over the last month. And the average area per house reached 142.1 square meters, an increase of 1.77 square meters over the last month, reaching a historical high.

The turnover of the second-hand housing in the 6 districts of Ningbo has decreased for five successive months. The turnover of September stood at 671 sets, down by 81 sets over last month. The average area per house is 85.4 square meters and the average price is 727,300 yuan.

Judged from the statistics of the last few months, the price of the second-hand housing is decreasing with speed. In August, the average area per house is 84.95 square meters, with the average price of 839,300 yuan. While in July and June, the average areas are 80.96 square meters and 93.24 square meters respectively, and the average prices 899,800 yuan and 932,400 yuan respectively. According to Shi Jianyi, Ningbo Regional Director of 21st Century Real Estate Agency, it is very hard to close a deal if the seller is unwilling to reduce the price by 20 to 30%.

According to the statistics from Ningbo Committee of Housing and Rural-urban Development, in the first nine months of this year, the total area of the housing transacted is 2.02 million square meters, down 28.6% over the same period last year. Specifically speaking, the total area of new housing is 1.29 million square meters, down 9.5% over the same period last year, and that of second-hand housing 730,000 square meters, down 47.6% over the same period last year.

In terms of the trend on a monthly basis, the turnover of January recovered greatly with a total area of 530,000 square meters. However, with the release of the No.1 document (2011) of the General Office of the State Council, the turnover has declined continuously since February, and the average area of housing has been lower than 250,000 square meters per month, with second-hand housing area less than 100,000 square meters and new commercial housing area less than 150,000 square meters per month.
